FIRST PLACE (FP)
- 6.0% Down Payment Assistance (DPA) not to surpass the appraised value, established on the purchase price
- First-time buyers only, located in the Indiana targeted areas of the qualified census tract
- 30-year fixed-rate Conventional or FHA loan
- 640 minimum FICO score with a 45.00% or less DTI
- 680 minimum FICO score and DTI must be between 45.00% – 50.00%
NEXT HOME (NH)
- 2.50% or 3.50% Down Payment Assistance (DPA) which is predicated on the price of purchase and is not to surpass the value of the home’s appraisal
- Can be merged with Mortgage Credit Certificate (MCC) program
- 30-year fixed-rate Conventional or FHA loan
- 640 minimum FICO score and less than a 45% debt-to-income ratio
- 680 minimum FICO score and DTI must be between 45.00% – 50.00%

MORTGAGE CREDIT CERTIFICATE (MCC)
- Assisting borrowers with lowering their federal income tax liability and improving their income meeting requirements
- First-time buyers only as well as qualified veterans, the property must be located in the targeted areas known as the qualified census tract area
- Borrowers may combine with the Next Home Program (NH)
- Usable in conjunction with Fannie, Freddie, or Ginnie financing
